RV Rental Policies

Deposits, cancellation, mileage, pets and delivery are set by the host on Outdoorsy and printed on the listing. The Florida tax, the Keys parking rules and the hurricane evacuation order are on no listing at all, so they are here.

Florida Keys RV Rentals helps you find an RV on Outdoorsy that can reach your campsite in the Keys and fit on it. It owns no RVs, takes no bookings and holds no money. Every rental is a contract between you and the host who owns the RV, made on Outdoorsy, and the terms that bind you are the ones on the listing you book. What follows is which terms to read, and the Keys rules no listing mentions.

Reservations and payment

Booking, payment and the rental agreement all happen on Outdoorsy, between you and the host. Of the 81 listings that can reach the Keys, 19.8% take an instant booking. The rest are a request the host accepts or declines, which is not yet a reservation.

Book the campsite before the RV. Florida State Parks opens sites 11 months ahead for Florida residents and 10 months ahead for everyone else, and the Curry Hammock and Bahia Honda pages mention only the 11. Private parks set their own windows, and most do not publish them.

Cancellation

The host chooses a cancellation policy from Outdoorsy's tiers, and it shows on the listing before you pay. Across the 81 listings that reach the Keys, 29 are strict, 16 moderate, 20 flexible and 16 custom. A custom policy can be harsher than strict, so read it.

The campsite cancels separately. Florida State Parks keeps a $17.75 cancellation fee and the $6.70 reservation fee when you cancel more than 24 hours out, and the first night as well inside 24 hours. A cancellable RV with a non-refundable site, or the other way round, is the mismatch to avoid.

Security deposits and damage

Deposits are held through Outdoorsy for the host, never by this site. Among the listings that reach the Keys they run from $500 to $3,000, with $1,000 in the middle. Photograph the RV at handover and again at return, roof line and awnings included.

50 of the 81 listings require a renter of 25 or older and 31 accept 21. Campgrounds can set their own age: Key Largo Kampground requires the guest checking in to be 25.

Pickup, delivery and the campground

Almost every RV for the Keys is kept in Miami or Homestead. Delivery is offered by individual hosts, for a fee they set. 37 of the 81 listings publish a per-mile fee, with a median of $4 a mile; the rest quote it on the listing. Each listing on this site shows whether the host's published range reaches Key Largo, Marathon or Key West in a straight line. Outdoorsy does not say whether that range means road miles, so confirm your campsite with the host.

Ask the campground too. Jolly Roger in Marathon says it works with companies that deliver and set up RVs. Keys Palms in Key Largo admits only licensed and insured vendors. Florida State Parks and most private parks say nothing about delivered rentals either way. Check-in cutoffs matter for a drop-off: Grassy Key takes no arrivals after 4:30 p.m., and Bluewater Key turns late arrivals away.

Where an RV may spend the night

On a campsite. No source we read permits overnight RV parking outside a campground. Monroe County code Sec. 17-3 presumes an RV parked on the US-1 right of way between 11 p.m. and 6 a.m. is camping, and bans it. Sec. 17-4 bans camping on any county property at any hour. Florida State Parks permits no boondocking and no overnight stays in day-use lots.

Key West goes further. Sec. 70-130 bars anyone from lodging in a vehicle on public property in the city, and Sec. 70-462 keeps any RV over 20 feet long or 7 feet wide off city streets, occupied or not. Your RV stays at the campground and you go into town without it. Rules for Islamorada, Marathon, Layton and Key Colony Beach were not researched; ask the city clerk.

Florida tax

Florida charges 6% on the rental of a motor vehicle or other tangible personal property under s. 212.05, collected on the marketplace at checkout. Section 212.0606 adds a $2 daily surcharge on rentals by a motor vehicle rental company and $1 on peer-to-peer car sharing, for vehicles designed to carry fewer than nine passengers. The statute does not mention RVs, and a travel trailer carries no passengers. Whether the surcharge applies to an RV rental is not stated; the Florida Department of Revenue can confirm.

The campsite is taxed separately. A stay of six months or less at a Monroe County RV park carries 12.5%: 6% state, 1.5% county surtax and the 5% tourist development tax. State park fees in Monroe County already include a $2.50 nightly county surcharge.

A long stay can leave the 6% state tax behind, by either of two routes in s. 212.03. One is a written agreement for continuous residence of longer than six months, entered into up front. The other is residing continuously for longer than six months and having paid the tax for those six months. Subsection (4) names a "tourist or trailer camp" rather than an RV park, so ask the Florida Department of Revenue how it reads for your park.

Hurricanes

Atlantic hurricane season runs from June 1 to November 30. Monroe County's evacuation policy sends visitors, RVs and travel trailers out first. In Phase 1, about 48 hours before tropical-storm winds from a Category 3 to 5 hurricane, it orders the mandatory evacuation of non-residents, visitors, RVs and travel trailers, and says state parks and campgrounds should close.

The only copy of that wording found is a Comprehensive Plan amendment draft from a November 2025 community meeting, where it appears as existing text. Orders for weaker storms are issued case by case. Confirm with Monroe County Emergency Management, and ask the host and the campground what each refunds if an evacuation is ordered. Bluewater Key, for one, refunds unused nights when a mandatory evacuation is issued.

Insurance and roadside help

Protection plans are offered by Outdoorsy at checkout, with the deductibles and exclusions stated in the plan. Roadside help on eligible Outdoorsy bookings comes through that protection. This site provides neither. Check your own auto policy and card benefits as well.
